EARB Licence Verification
Every agent applying to list on ArdhiHome must provide a valid Estate Agents Registration Board (EARB) licence number. We cross-reference this against the EARB registry to confirm it is current and in good standing before the application is approved.
Identity and Document Checks
We collect and review the agent's National ID, KRA PIN certificate, and EARB certificate as part of onboarding. Documents are reviewed by our trust team before an agent account is activated.
Profile Completeness and Accuracy
Agents must maintain an accurate and complete profile — including agency name, contact details, and brokerage affiliation — before their listings are visible to buyers. Incomplete or misleading profiles are flagged.
Ongoing Monitoring
We do not verify once and forget. Our AI Listing Scanner continuously analyses active listings for fraud indicators, duplicate content, and bait-and-switch patterns. Agents with sustained flags are escalated for manual review.

Every listing on ArdhiHome shows a title deed status badge: Verified, Available, or Pending. Where an agent has submitted supporting documentation, it is reviewed by our team before the verified badge is displayed.
AI Fraud and Duplicate Detection
Our AI Listing Scanner runs on every active listing. It checks for known fraud patterns, abnormally low prices relative to neighbourhood data, duplicate listings under different agents, and misleading descriptions. Each listing receives a TrustShield rating: Pass, Review, or Flagged.
Community Reporting
Buyers can report any listing directly from the property page. Reports are reviewed by our team within 24 hours. Listings under active review are flagged visibly while the investigation is open.
Market Data Anchoring
Every listing is benchmarked against our Kenya Property Market Index — neighbourhood-level price data built from thousands of real transactions. Listings priced significantly outside the market range trigger an internal review.

Suspension
Listings or agent accounts that fail verification, receive multiple community reports, or are flagged by our AI system are suspended immediately pending review.
Permanent Removal
Where fraud, misrepresentation, or repeated violation of our code of conduct is confirmed, listings are permanently removed and agent accounts are permanently closed. Removed agents are not re-admitted to the platform.

Every moderation action — approval, rejection, suspension, and removal — is logged to an immutable audit trail accessible to our compliance team. This record exists for accountability, not just process.
