Why Land Is the Highest-Risk Asset in Kenyan Real Estate
Most property scams reported in Kenya involve land, not buildings. The reasons are structural: land is often sold by individuals (not regulated developers), titles are sometimes inherited and never updated, and Kenya has historic challenges with double-allocation, fake titles, and disputed sub-divisions.
What protects you is the title verification process — not the seller’s charm or the price. The Ardhisasa portal, launched by the National Land Information Management System, lets anyone confirm the registered owner of a parcel by title number. If a seller is unwilling to share the title number for verification, walk away.
Tenure also matters. Most Kenyan land sits under freehold (perpetual ownership) or leasehold (typically 99-year terms from the government). Agricultural freehold land is restricted to Kenyan citizens; foreign nationals can hold leasehold across most categories. We confirm tenure on every listing.

- Sub-division consent (where applicable)
If the plot was sub-divided from a larger parent parcel, the County Land Control Board consent and the resulting individual title issuance are both confirmed.
- Use restrictions and zoning
Agricultural, residential, commercial, and mixed-use zoning is captured on the listing so you know what you are allowed to build.
If any of those three checks fails, the plot does not list. The cheapest way to avoid losing KES 8M on a fake title is to never buy the fake title.
