Mortgage eligibility and documents in Kenya
Lenders make their own affordability and credit decisions. You can prepare by documenting identity, income, property due diligence and any existing commitments early.
Commonly requested: salaried applicants
- National ID or passport, KRA PIN, mortgage and insurance forms.
- Recent payslips, bank statements and employer confirmation.
- Sale agreement or offer letter, title or lease, official title search and valuation report.
- Spousal documentation, single-status declaration or other-income evidence where applicable.
Commonly requested: self-employed applicants
- Identification, KRA PIN and business registration or incorporation records.
- Approximately 12 months of bank statements, financial statements or management accounts, and tax documents where requested.
- Existing borrowing details plus the property sale agreement and title or lease documentation.
Commonly requested: diaspora applicants
- Notarised Kenyan ID and passport, KRA PIN, plus foreign work, residence or identity documents where requested.
- Host-country credit report, employment evidence, payslips and bank statements where requested.
- Sale agreement, title documentation and applicable spousal documentation.
