What Buying a Townhouse in Kenya Actually Means

Townhouses in Kenya almost always sit inside gated communities. You buy a unit — typically a 3- or 4-bedroom home with a DSQ — and you also buy into the estate’s shared infrastructure: roads, perimeter wall, gate-house security, water, and often a clubhouse, pool, or play area.

Title structure varies. Some estates issue sectional title (your unit is its own title under the Sectional Properties Act 2020). Others sell on a master title with the whole estate held by a management company and your unit covered by a long-term lease. Both are workable, but they involve different conveyancing.

Service charge funds estate operations — security, garbage, water pumps, common landscaping. Typical Nairobi gated-community service charges run KES 8–18k per month for a 3- to 4-bed townhouse.

A townhouse decision is also an estate decision. If the estate is mismanaged, the home loses value no matter how good the unit is.
