Our Four-Pillar Verification

Every developer on ArdhiHome clears the same four standards before any listing goes live. There is no fee path around verification.

1. Project Completion
At least one fully delivered project with handed-over units and contactable buyer references. New developers without track record are not listed.
2. EARB-Licensed Agents
Every selling agent attached to the developer is verified against the Estate Agents Registration Board of Kenya register, by registration number and current standing.
3. Legal Standing
Through our vetted legal network, including Midikira LLP, we confirm the developer is the legal owner of underlying land, has planning approvals, and has no pending litigation that affects buyers.
4. Buyer-Protection Path
Every transaction includes a documented sale agreement with default remedies, deposit-protection clauses, and the buyer’s right to engage independent counsel.

How We Verify Developers

Verification on ArdhiHome is not a marketing claim. It is a four-pillar process administered by our Director of Licensing & Corporate Compliance, Sheila Gichangi (EARB Registration No. 2396).

  1. Step 1 — Documentation review.

    We collect the developer’s certificate of incorporation, KRA tax compliance certificate, EARB registration of selling agents, evidence of land ownership for active projects, and planning approvals.

  2. Step 2 — Track record verification.

    We physically visit at least one completed project where possible, contact at least three buyers from prior projects for direct references, and review handover documentation.

  3. Step 3 — Legal review.

    A lawyer from our vetted legal network, such as Midikira LLP, conducts an independent legal standing check covering ownership, encumbrances, and any active litigation that could affect future buyers.

  4. Step 4 — Ongoing monitoring.

    Verification is not a one-time event. Active developers are reviewed annually and on any complaint received from a buyer. A developer that fails ongoing review is removed from the platform.

Developers market themselves through their own websites, social media, and sales agents. That is normal — but it is not verification. ArdhiHome’s verification is independent: we collect primary-source documentation, contact prior buyers without the developer’s involvement, conduct legal review through our vetted legal network (including Midikira LLP), and monitor ongoing performance. The verification is renewed annually.
