From London to Manchester to Reading — Property in Kenya, Properly Done.
Gross rental yields in London have compressed below 4% in most boroughs. In Kilimani, Westlands, and Kileleshwa, comparable apartments are generating 6–9% gross yields. The maths makes the case. ArdhiHome makes the trust.
Why Now
The UK is the second-largest source of remittances to Kenya — $360 million in 2025 (Central Bank of Kenya), having recently overtaken Saudi Arabia.
The UK hosts one of the most established Kenyan diaspora communities, concentrated in London, Manchester, Birmingham, Leeds, and Reading.
Major Kenyan diaspora hubs in the United Kingdom: London, Reading, Slough · Manchester, Leeds, Birmingham · Edinburgh, Glasgow.
What You Can Own
If you hold dual UK-Kenyan citizenship, you can own freehold land in Kenya. If you hold British citizenship without Kenyan citizenship, you can own leasehold property on 99-year renewable leases — which covers most Nairobi apartments and gated-community units diaspora investors actually buy.
- Kenyan citizens in the UK retain full property rights in Kenya, including freehold ownership.
- Dual UK-Kenyan citizenship is permitted by both jurisdictions.
- UK residents may need to declare Kenyan rental income on their UK self-assessment under HMRC rules. The UK-Kenya double-taxation treaty provides relief on most categories of property income — consult a UK accountant familiar with overseas property.
What KES Looks Like in GBP
A solid 2-bedroom apartment in a managed Nairobi development typically lands in the KES 8M–15M band. Here’s what that looks like in pounds at recent exchange rates.
| Property Type | KES | GBP |
|---|---|---|
| 2-bed apartment, mid-tier Nairobi neighbourhood | KES 8,000,000 | £48,000 |
| 2-bed apartment, prime Nairobi neighbourhood (Kilimani, Westlands) | KES 12,000,000 | £73,000 |
| 3-bed apartment or townhouse, prime Nairobi | KES 18,000,000 | £109,000 |
| 4-bed standalone home, gated estate | KES 35,000,000 | £212,000 |
GBP/KES rates fluctuate. Figures reflect a recent rate of approximately KSh 165 per pound. Confirm current rates before transacting.
The UK → Kenya Buying Process
Six core diaspora steps, plus the country-specific notarisation step that gets your paperwork recognised in Kenya.
- 1
Get your KRA PIN
Required for any Kenyan property transaction. You can apply online from anywhere in the world via the KRA iTax portal. Process takes 3–14 days, costs nothing, and is the simplest step.

Engage a lawyer in Kenya
Your lawyer is your eyes, your hands, and your legal protection on the ground. ArdhiHome maintains a vetted network of independent conveyancing lawyers, including Midikira LLP, and can facilitate an introduction.
- 3
Find a verified property
Browse ArdhiHome’s verified listings. Every property is tied to an EARB-licensed agent and a vetted developer where applicable.

Commission a licensed surveyor
If anything is unclear on the ground, your lawyer instructs a Survey of Kenya-licensed surveyor to carry out a rebeaconing: physically re-establishing the boundary beacons, obtaining the Survey of Kenya map, and verifying GPS beacon coordinates. The surveyor issues a beacon certificate — and a full surveyor's report at client and seller's joint request. Cost: approximately KES 15,000–20,000 for ~1 acre nationally.
- 5
Issue a Power of Attorney
A documented Power of Attorney appoints someone in Kenya — typically your lawyer — to sign documents on your behalf. Drafted in your country, notarised, and registered in Kenya.

Title verification and transfer
Your lawyer traces the title history all the way back to the original green card (allotment) — not just the current title. Searches are conducted at both the local Lands Registry and the Land Court; for town plots, title histories are held in Nairobi and must be checked there. The lawyer takes physical possession of the title from the seller to verify authenticity. Re-issued titles need a clear, documented explanation — treat them as a red flag without one. Once all checks pass, your lawyer drafts the sale agreement, registers the transfer via the Ardhisasa portal, and the new title is issued in your name.

Notarise documents in the United Kingdom
Your Power of Attorney is signed and witnessed in the United Kingdom (notary, solicitor, or commissioner of oaths as applicable), then authenticated for use in Kenya. The Kenya High Commission in London (45 Portland Place, W1B 1AS) supports Kenyan diaspora property investors and maintains a Diaspora Affairs desk.
Diaspora Mortgage & Banking
Kenyan banks with established diaspora desks. We do not run a banking comparison engine — these are starting points to research current products.
Mortgage product availability and terms vary. ArdhiHome is finalising a banking partnership in 2026; until then, contact each bank’s diaspora desk directly.
