Buying a Standalone House in Kenya

A standalone house is a detached unit on its own parcel of land. Title can be freehold (typical for older suburbs like Karen, Runda, Muthaiga, Lavington) or leasehold (typical inside newer master-planned developments). Foreign nationals are restricted from owning agricultural freehold land, but residential leasehold and most urban-zoned freehold land in gated estates is open to non-citizens.

Sub-division status matters. If the parcel was sub-divided from a larger holding, the sub-division consent and the resulting title issuance must both be in order. We check this before a standalone house lists.

Beneficial-ownership disclosure has been mandatory in Kenya since 2020. We require sellers to disclose beneficial ownership of the title-holding entity before a listing goes live, so buyers know who they are actually buying from.
