BUYING FROM THE UAE

From Dubai and Abu Dhabi — Property in Kenya, Diaspora-Ready.

No personal income tax in the UAE means you keep more of what you earn. ArdhiHome is the verification layer that turns those savings into Kenyan property worth owning — not into another off-plan scam.

Why Now

Remittance Corridor

The UAE is one of Kenya’s growing remittance corridors, anchored by a large Kenyan professional and skilled-trades community in Dubai and Abu Dhabi.

Diaspora Population

Dubai and Abu Dhabi host substantial Kenyan professional communities in healthcare, hospitality, finance, and engineering. Sharjah and Ras Al Khaimah have growing concentrations.

What You Can Own

Dual citizenship with the UAE is generally not available, but most Kenyan diaspora in the UAE retain Kenyan citizenship while holding UAE residency. Kenyan citizens in the UAE have full freehold property rights in Kenya.

  • Kenyan citizens in the UAE retain full property rights in Kenya, including freehold ownership.
  • The UAE does not levy personal income tax on most categories of earnings, which means UAE-based Kenyans can typically deploy a higher share of gross income into Kenyan property than peers in income-tax jurisdictions.
  • Kenyan rental income is taxable in Kenya — the UAE does not tax it on the recipient’s side.

What KES Looks Like in AED

A solid 2-bedroom apartment in a managed Nairobi development typically lands in the KES 8M–15M band. Here’s what that looks like in dirhams at recent exchange rates.

Property TypeKESAED
2-bed apartment, mid-tier Nairobi neighbourhoodKES 8,000,000AED228,000
2-bed apartment, prime Nairobi neighbourhood (Kilimani, Westlands)KES 12,000,000AED342,000
3-bed apartment or townhouse, prime NairobiKES 18,000,000AED513,000
4-bed standalone home, gated estateKES 35,000,000AED998,000

AED/KES rates fluctuate. Figures reflect a recent rate of approximately KSh 35 per dirham. The AED is pegged to the U.S. dollar, so AED/KES tracks USD/KES closely.

The UAE → Kenya Buying Process

Six core diaspora steps, plus the country-specific notarisation step that gets your paperwork recognised in Kenya.

  1. 1

    Get your KRA PIN

Required for any Kenyan property transaction. You can apply online from anywhere in the world via the KRA iTax portal. Process takes 3–14 days, costs nothing, and is the simplest step.

  2. 2

    Engage a lawyer in Kenya

Your lawyer is your eyes, your hands, and your legal protection on the ground. ArdhiHome maintains a vetted network of independent conveyancing lawyers, including Midikira LLP, and can facilitate an introduction.

  3. 3

    Find a verified property

Browse ArdhiHome’s verified listings. Every property is tied to an EARB-licensed agent and a vetted developer where applicable.

  4. 4

    Commission a licensed surveyor

If anything is unclear on the ground, your lawyer instructs a Survey of Kenya-licensed surveyor to carry out a rebeaconing: physically re-establishing the boundary beacons, obtaining the Survey of Kenya map, and verifying GPS beacon coordinates. The surveyor issues a beacon certificate — and a full surveyor's report at client and seller's joint request. Cost: approximately KES 15,000–20,000 for ~1 acre nationally.

  5. 5

    Issue a Power of Attorney

A documented Power of Attorney appoints someone in Kenya — typically your lawyer — to sign documents on your behalf. Drafted in your country, notarised, and registered in Kenya.

  6. 6

    Title verification and transfer

Your lawyer traces the title history all the way back to the original green card (allotment) — not just the current title. Searches are conducted at both the local Lands Registry and the Land Court; for town plots, title histories are held in Nairobi and must be checked there. The lawyer takes physical possession of the title from the seller to verify authenticity. Re-issued titles need a clear, documented explanation — treat them as a red flag without one. Once all checks pass, your lawyer drafts the sale agreement, registers the transfer via the Ardhisasa portal, and the new title is issued in your name.

Notarise documents in the United Arab Emirates

Your Power of Attorney is signed and witnessed in the United Arab Emirates (notary, solicitor, or commissioner of oaths as applicable), then authenticated for use in Kenya. The Kenya Embassy in Abu Dhabi (and consular services in Dubai) supports Kenyan diaspora across the UAE.

UAE → Kenya FAQ

The UAE does not levy personal income tax on most categories of earnings, including rental income from overseas property. You will, however, owe Kenyan income tax on Kenyan rental income — that is unavoidable. The net tax burden on a UAE-based Kenyan investor in Kenyan property is therefore typically lower than for the same investor based in the U.S., UK, or Canada.
