What Apartment Buying Looks Like in Kenya

Most apartments in Kenya are leasehold — typically 99-year leases that are renewable. Foreign nationals can own leasehold units in their own name. Kenyan citizens, including diaspora, can also hold long-term leasehold without restriction.

Pricing is set per unit (not per square metre) and usually denominated in Kenyan Shillings. Diaspora buyers commonly pay through SWIFT transfer to a Kenyan lawyer’s client account, never directly to a developer or seller.

New apartment supply is concentrated in Westlands, Kilimani, Kileleshwa, Lavington, Parklands, and the Mombasa Road corridor in Nairobi; Nyali and Mtwapa on the coast; and Kiambu Road / Tatu City for diaspora-favoured commuter zones.
