Karen is dominated by detached homes on plots of a quarter to one acre, with a meaningful share held on freehold title — unusual for Nairobi. Most family homes here are 4-6 bedrooms with staff quarters, a garden, and either gated estate or stand-alone street frontage.

Buyers typically come for space, privacy, and Karen's cluster of established schools — Hillcrest International, Brookhouse, The Banda School, and St. Christopher's are all within a short drive. The Southern Bypass and Langata Road keep the CBD reachable without going through the Westlands corridor.
